Before You Buy a Single Pot: The Renter’s Setup Checklist

The most common first mistake in apartment growing is skipping the assessment and going straight to purchasing. It’s easy to do — you want to grow something, you’re excited, and seed packets are cheap. The problem is that the wrong setup in the wrong spot fails in predictable, avoidable ways that are deeply discouraging for a first attempt.

Before you buy anything, spend a few days — ideally about four — simply observing your space. Two variables will decide almost everything else: how much direct light a spot gets, and how much weight and water it can handle. Here’s how to assess both, plus the lease and building considerations that renters need to check before mounting or placing anything.

Step 1: Track Your Light Before Deciding What to Grow

Light is the input growers most consistently underestimate. The human eye adapts to dim environments — a room that looks bright to you might register as inadequate for a fruiting tomato plant, which needs the equivalent of a sunny outdoor day to produce properly.

Pick a clear day. Check your target growing spot — window, balcony, patio — every two hours from early morning to evening. Note at each check whether the spot is in:
Direct sun (bright, visible sunbeam, warm to the touch)
Bright shade (clearly lit, no direct sunbeam)
Dim indirect light (noticeably darker, artificial lighting would help)

Count your total direct-sun hours for the day. Use this as your guide:

Direct sun hours What you can grow
6+ hours Most vegetables including tomatoes, peppers, cucumbers — the full range
4–6 hours Leafy greens, herbs, most brassicas — very productive
Under 4 hours Shade-tolerant herbs (mint, parsley), microgreens, and mushrooms — or add a grow light

Note the direction your space faces. A compass app on your phone takes five seconds. In the Northern Hemisphere, south-facing spots get the most consistent direct sun. In the Southern Hemisphere, it’s north-facing. East-facing spots get gentler morning light; west gets more intense afternoon light.

Check your light again in a different season. Mid-latitude apartments can have dramatically different light conditions in June versus December — a spot that gets 6 hours of sun in summer may get 2–3 in winter because of low sun angles blocked by neighboring buildings or overhangs. If you’re planning year-round growing, repeat this check near both solstices (around June 21 and December 21).

Step 2: Check Your Weight Limits Before Installing Anything Heavy

Saturated potting mix is heavy. A 5-gallon container of wet soil weighs 35–45 lb (16–20 kg). A filled aquaponic system or large raised bed can easily exceed 100 lb (45 kg) once water is added.

Balconies have maximum live-load ratings — often 40–100 lb per square foot depending on building age and construction, but older or cantilevered balconies can be rated much lower.

  • Check with your building management about the balcony’s rated load limit
  • Distribute heavy containers along the edges nearest the supporting wall, not clustered at the railing or center of the balcony
  • Use grow bags (lighter than filled plastic pots) when weight is a concern
  • When in doubt about a large system (raised beds, aquaponics), ask — it’s a simple question and prevents a serious structural risk

Shelving units with grow lights and multiple hydroponic buckets can also add up quickly. Check that any shelving is rated for the load you’re putting on it, and use locking casters on rolling carts rather than setting them free-standing on smooth flooring.

Step 3: Settle Your Water Access Before Settling on a System

How you water is a decision that should come before what you grow. A kitchen sink and a watering can work for a handful of small containers checked daily. Anything larger benefits from a nearby spigot, a self-watering design that extends intervals to roughly once a week, or an automated drip timer.

  • How far is your water source from your growing space? (A 6-foot stretch of countertop near the sink is very different from a balcony 30 feet from the nearest water)
  • Do you travel? Self-watering wicking containers or Kratky hydroponic setups can run for a week without attention — important if you’re away regularly
  • Does your balcony have a floor drain? If not, you need drip trays under every container — and you need to check them after rain so plants are never left sitting in water puddles

Hydroponic reservoirs and wicking systems can leak. Use drip trays under every system, and keep hardwood floors or carpeted areas protected — a reservoir failure in an indoor hydroponic setup can damage flooring in hours.

Step 4: Read Your Lease

This step is unglamorous but important. Many leases have clauses about balcony alterations, exterior storage, or items hung from railings — and a violation discovered by a landlord after you’ve built an elaborate trellis system is a problem that a bit of advance reading would have prevented.

  • Any clause about balcony alterations (this typically covers mounted planters, permanently installed trellises, or any modification to the balcony surface or railing)
  • Rules about drilling into walls — many leases prohibit drilling into shared or structural walls without written permission
  • HOA or building rules about the exterior appearance of balconies (some buildings have rules about what can be visible from the outside)

  • Freestanding stands rather than wall mounts

  • Railing-clip planters rather than permanent brackets
  • Removable trellis panels anchored in weighted containers rather than attached to the building
  • Floor-standing PVC towers and vertical systems that need no wall attachment at all

Almost everything in the book is designed with renter constraints in mind — but confirming your specific lease lets you build with confidence rather than anxiety.

Step 5: Plan for Drainage Everywhere

Overwatering is the single most common cause of container plant failure. Every container you use for soil growing needs drainage holes — no exceptions, regardless of how attractive a container looks without them.

  • Use saucers or trays under every container
  • Check saucers after rain — plants left standing in water-filled trays will develop root rot
  • Self-watering wicking containers have sealed reservoirs by design, but they need an overflow hole to prevent flooding from above

  • Drip trays are non-negotiable under any container near flooring you care about

  • Hydroponic reservoirs should be inspected for leaks before filling them in their final position

What This Assessment Takes

Two to four days of light tracking, one conversation with building management (if you’re planning anything large or mounted), and 20 minutes of lease reading. That’s it. In exchange, you get:

  • A clear picture of which growing methods are actually suited to your space
  • A realistic idea of what you can grow without supplemental lighting — and whether you need to add it
  • Confidence that what you’re building is within your lease and your building’s structural limits
  • A much lower chance of a frustrating first failure caused by a mismatch you didn’t see coming
